It depends on the roof's size and pitch, the material (asphalt shingle, tile or metal), how many layers have to come off, and whether any decking is rotted. The only accurate price is one based on your actual roof, so we start with a free inspection and a written, line-item estimate. If your roof qualifies for a Roof Maxx treatment instead of a replacement, we will tell you.
It depends on what is causing the problem and how far the water has spread. A single failed vent boot or flashing detail is a small job; a leak that has soaked the underlayment or decking takes more work. We find the source first and give you a written price before any work starts.
The "25% rule" is a building-code rule used in some states, most notably Florida: if more than 25% of a roof is repaired or replaced within 12 months, the whole roof has to be brought up to current code. In California, the requirements depend on your city or county, and the state energy code (Title 24) can add cool-roof requirements when a large share of a roof is replaced. We check the local rules before we quote.
It can be fair or it can be high. It depends on the size, pitch and material of the roof and how much decking needs replacing. Before you sign, compare line-item estimates for the same material and scope, and ask whether the roof really needs replacing. Many roofs can be repaired or restored for much less than a full replacement.
Check the contractor's license on the CSLB website (ours is #1126804), confirm they carry liability and workers' comp insurance, and get a written estimate and warranty. Ask for local references and photos of the problem. Be wary of pressure to sign the same day. In California, a home-improvement down payment cannot exceed $1,000 or 10% of the contract price, whichever is less.
Free inspection. No pressure. We will tell you the truth, even if that truth is your roof doesn't need any work yet.
